BARNES Analyses the Impact of Formula 1 on Madrid’s Luxury Real Estate Market in the Press
Formula 1 in Madrid: the Grand Prix’s impact on the luxury real estate market
The arrival of Formula 1 in Madrid has placed the capital at the centre of one of the most internationally prominent events of recent years. Beyond its sporting impact, the Grand Prix is already temporarily transforming hotel demand, luxury rentals in Madrid and foreign investors’ interest in the city’s real estate market.
In the days before and after the competition, BARNES was one of the leading firms consulted by several major national media outlets to analyse this phenomenon. ABC, EFE, El Mundo, elEconomista and AS reported the company’s data and insights into Formula 1’s effect on the premium real estate segment, as well as the opportunities the event creates for Madrid in the medium and long term.
Madrid’s luxury rental market accelerates during the Grand Prix
One of the figures that attracted the most attention was the increase in prices for certain short-term luxury rentals. According to BARNES’ analysis published by EFE and subsequently reported by outlets such as El Mundo, elEconomista and AS, some exclusive homes recorded increases of up to 1,000% compared with a typical week.
This percentage does not represent a general increase across Madrid’s residential market. It refers to a very specific selection of high-end properties intended for short stays and in particularly strong demand during the Grand Prix weekend. The combination of limited supply and an exceptional influx of high-net-worth international visitors significantly increased the value of the finest available homes.
Although the MADRING circuit is located near IFEMA and Valdebebas, the greatest impact on luxury residential rentals was concentrated in some of central Madrid’s most exclusive neighbourhoods. Salamanca, Chamberí, Chamartín and Jerónimos ranked among the preferred areas for executives, sponsors, guests, teams and international fans.
For this type of client, proximity to the circuit is not the only deciding factor. The quality of the property, privacy, available services, the surrounding gastronomic and cultural offering, and connections to the capital’s main commercial and financial districts are equally important.
As Alvise da Mosto, Managing Partner of BARNES Spain, explained in statements reported by EFE and elEconomista: “The Grand Prix does not create this demand on its own, but it accelerates it and physically brings it to the city.”
Madrid opens up to new profiles of international investors
Formula 1 has not only boosted demand for accommodation over a period of several days. Its global reach has introduced Madrid to new buyers and investors who are already active in other international destinations associated with the championship, such as Monaco, Miami and Abu Dhabi.
El Mundo highlighted that BARNES had scheduled numerous viewings with international clients who travelled to the city for the Grand Prix. Latin American and European buyers, traditionally active in Madrid’s luxury real estate market, are now being joined by clients from the Middle East, Asia and North America.
Many of these clients are discovering a city that offers an exceptional quality of life, safety, international connectivity, culture, gastronomy and first-class services. At the same time, Madrid continues to offer competitive entry prices compared with other major international capitals.
Their interest is not limited to finding a residence during the competition. Some of these investors are looking to acquire an asset that they can enjoy during their stays in Madrid while generating returns throughout the rest of the year. This combination of personal use, rental potential and long-term appreciation reinforces the appeal of Madrid’s prime real estate market.
In the words of Alvise da Mosto, as quoted by El Mundo: “The Grand Prix is accelerating demand from this type of investor, who is seeking either a strong return or long-term capital appreciation. That is Madrid’s current strength: it has become a global luxury destination.”
Hotel101 Madrid: real estate investment overlooking the circuit
ABC’s coverage also focused on Hotel101 Madrid, a project located in Valdebebas opposite the new circuit, representing an investment model that is still emerging in Spain: the condo hotel.
Under this model, private individuals and investment funds acquire a hotel room, while day-to-day management remains entirely in the hands of the hotel operator. Owners may use it for a limited number of nights each year and share in the revenue generated by the hotel as a whole, without being directly responsible for its operation.
All 680 rooms in the complex, marketed at an approximate price of €200,000 per unit, were sold. As BARNES explained to ABC, both individual and bulk transactions were completed, including the acquisition of ten rooms by a single buyer. Interest was so strong that a waiting list was created for prospective buyers should any unit return to the market.
The Grand Prix has further strengthened the asset’s appeal. During the event, owners who did not reserve their personal-use days received VIP passes, while the rooms remained available for sale at rates above their usual level.
This approach made it possible to capitalise on exceptional demand and benefit all investors through the distribution of revenue.
An impact that extends beyond the real estate sector
Formula 1’s effect extended across Madrid’s economy. According to figures reported by elEconomista from a PwC report prepared for IFEMA, the Grand Prix could generate an annual impact of €467 million on the regional economy, contribute to the creation of 8,850 direct jobs and provide €83 million in taxes and social security contributions.
The pressure on accommodation was immediate. Average hotel rates rose by nearly 70% compared with the same period the previous year, while luxury establishments achieved occupancy levels of between 90% and 100%.
Visitors also booked further in advance and slightly extended their stays, confirming the event’s ability to attract high-value international tourism.
However, Formula 1’s true potential should not be measured solely by the results of a single weekend. Its value also lies in the global visibility it brings to Madrid and its capacity to generate future visits, real estate transactions, business ventures and new investment opportunities.
BARNES, a leading voice on Madrid’s luxury real estate market
BARNES’ appearances in ABC, EFE, El Mundo, elEconomista and AS reflect the firm’s expertise in the evolution of Madrid’s luxury real estate market and the new trends transforming international demand.
The Grand Prix has acted as an accelerator: it has brought high-net-worth buyers, investors and visitors to the city; temporarily increased demand for the most exclusive properties; and showcased Madrid to a global audience.
With Formula 1 secured in the capital until 2035, the challenge will be to turn this international exposure into sustained momentum. Madrid has the key attributes to achieve this: quality of life, a first-class residential offering, excellent connections, economic dynamism and an increasingly strong position as a European destination for investment and wealth preservation.
