We Posted a Record August in Luxury Rentals

Madrid’s prime rental market surges with record values, larger homes, and global tenants.

At BARNES Madrid, August marked a turning point in the high-end rental market. Our data show year-on-year growth of 84% in this segment, with the average luxury rent exceeding €6,800, compared with €3,700 in the same month of 2024. We also reached a record €40,000 for a property in La Finca, nearly double the previous high of €25,000. If that single transaction were included in the average, the monthly figure would rise to €10,160.

“This August has highlighted Madrid’s strong appeal for clients with high purchasing power. The city’s luxury real estate market not only attracts potential buyers; it is also an excellent destination for those seeking temporary residence,” says Alvise da Mosto, Managing Partner, BARNES Spain.

We observed that the demand profile consisted entirely of foreign tenants, mostly executives and professionals, who sought larger residences than in previous years. The average floor area across transactions reached 203 m², confirming a clear preference for generous, high-quality spaces.

In terms of locations, the highest-value deals were concentrated in Pozuelo, Almagro and Sol, followed by Salamanca, Recoletos, Goya and Universidad. These areas reaffirm their status as reference enclaves for the prime rental market in Madrid.
