Madrid’s Most Exclusive Streets: Prices and Where to Buy | BARNES Madrid

The most expensive streets in Madrid for buying a luxury property

Madrid continues to establish itself as one of the world’s leading destinations for luxury real estate investment. The capital not only ranks first in the BARNES City Index for the second consecutive year, but also offers a market where the difference between one street and another can amount to millions of euros for apparently similar properties.

Although the Salamanca district has an average price close to €9,988/m², its most prestigious streets significantly exceed this figure. In some cases, certain transactions reach values twice the average of the neighbourhood itself, driven by factors such as the exact location, the quality of the building, the floor level, the views and the services available.

For those looking to buy a luxury property in Madrid, understanding these differences is essential in order to assess each property correctly and identify the best opportunities within the prime market.

Madrid: a market where the street matters more than the neighbourhood

One of the most common mistakes when analysing the Madrid property market is to assume that all properties within the same neighbourhood have a similar value.

The reality is very different. Within the same district, price differences of more than 40% can exist between one street and another. In Salamanca, for example, Castellana, Recoletos and Lista form the most exclusive core, while other areas within the same district have considerably lower prices.

For this reason, in the prime segment, the value of a property depends far more on its precise location than on the neighbourhood to which it belongs.

Even within the same street, the value may vary depending on the specific section, orientation, building, floor level, views, layout or the availability of a terrace and parking.

Calle Serrano: Madrid’s leading luxury address

To speak about Madrid’s luxury property market is to speak about Calle Serrano.

Located in the heart of the Golden Mile, this avenue brings together some of the city’s most representative classical buildings, international boutiques, art galleries, fine-dining restaurants and a residential offering that is virtually impossible to replicate.

According to the BARNES Madrid Prime Residential 2026 report, properties located on Calle Serrano generally reach prices of between €15,000 and €18,000/m², well above the average for the Salamanca district.

Fully refurbished penthouses with terraces, generous floor areas, parking spaces and protected buildings of significant architectural value can approach €19,000/m².

The scarcity of supply means that these properties remain available on the market for only a very limited time.

Buyers particularly value the sections close to Ortega y Gasset, Juan Bravo, Hermosilla and Plaza de la Independencia, where a significant proportion of international demand is concentrated.

Paseo de Recoletos: one of Spain’s most sought-after addresses

While Serrano represents commercial luxury, Paseo de Recoletos symbolises Madrid’s residential heritage.

Its proximity to Retiro Park, Plaza de Colón, the National Library and the city’s main financial institutions makes this location one of the most sought-after among international buyers.

Properties located on Paseo de Recoletos are currently marketed at between €13,500 and €19,500/m², depending on the building and the characteristics of the property.

However, transactions completed by BARNES show that certain exceptional properties in the heart of Recoletos have reached €23,000/m², a figure significantly higher than the neighbourhood average of approximately €11,401/m².

This difference reflects the value the market places on unique properties offering generous floor areas, restored classical buildings, terraces, upper-floor positions and parking spaces.

Recoletos is also characterised by the low turnover of its properties. Many owners retain their homes for decades, limiting supply and reinforcing the long-term value of the properties that become available.

Castellana: the most expensive neighbourhood in Spain

Although it is often associated exclusively with Paseo de la Castellana, Castellana is also the name of the country’s most exclusive neighbourhood.

With an average price of €11,792/m², it represents the most expensive residential market in Spain, standing at approximately 4.1 times the national average.

Its appeal is based on several factors:

  • Wide avenues.
  • Highly representative classical buildings.
  • Properties offering larger floor areas.
  • A more residential atmosphere than Recoletos.
  • Excellent connections to Madrid’s financial district.

The report also highlights Castellana and Lista as two of the preferred areas among high-net-worth Spanish buyers, particularly families seeking permanent residences in central Madrid.

The most sought-after properties generally feature spacious reception rooms, high ceilings, several en-suite bedrooms, outdoor areas and parking spaces within the building itself.

When luxury exceeds the market average

In the prime market, there is no single price per square metre.

While the figures published by property portals represent the average value of an area, truly exclusive transactions are generally completed well above these references.

The main factors explaining this difference include:

  • Protected buildings of significant architectural value.
  • High-end complete refurbishments.
  • Large properties.
  • Penthouses with terraces.
  • Upper-floor positions.
  • Privileged orientations.
  • Concierge services.
  • Parking spaces within the building.
  • Locations on the most sought-after streets of Madrid’s Golden Mile.

Therefore, relying solely on the average price per square metre may be insufficient when assessing a luxury property correctly.

In this segment, two properties of a similar size and located only a few metres apart can have very different prices if one is situated in a prestigious building, includes a terrace or occupies a high floor with open views.

The rise of branded residences in Madrid

One of the developments transforming Madrid’s luxury property market most significantly is the arrival of branded residences.

This type of property combines residential design with the services associated with five-star hotels and prestigious international brands.

Madrid is already the second-largest Spanish market for this segment and is home to some of the most exclusive developments in Europe.

The most prominent developments include:

  • Four Seasons Private Residences.
  • Mandarin Oriental Residences.
  • SLS Madrid Infantas Residences.
  • Banyan Tree Padilla.
  • Casa Lamar Cedaceros 9.

These developments offer services such as:

  • 24-hour concierge services.
  • Permanent security.
  • Spa and wellness areas.
  • Private swimming pools.
  • Gyms.
  • Private clubs.
  • Personalised hotel services.
  • Comprehensive property management.

These features explain why branded residences are generally marketed at between €18,000 and €25,000/m², while a Four Seasons residence reached a historic record of €33,000/m², the highest price recorded in Madrid to date.

This type of property is particularly attractive to international buyers who value security, privacy, comprehensive management and access to premium services.

Why do prices continue to rise on Madrid’s best streets?

Unlike other markets, the growth of Madrid’s luxury segment is not driven solely by increasing demand.

The report identifies three main factors:

  • A structural shortage of available properties.
  • Very limited new-build supply within central Madrid.
  • Growing international demand from buyers with significant financial capacity.

As a result, owners are selling less frequently, supply continues to decline and the best properties reach the market only occasionally, maintaining constant upward pressure on prices.

In addition, prime-market buyers generally have substantial financial capacity and prioritise the quality of the asset over price, particularly when dealing with unique properties that are difficult to replace.

This combination of limited supply, financially strong demand and growing international visibility explains why Madrid’s finest streets continue to set new price records.
