Madrid’s luxury property market in figures

According to Colliers’ Luxury Home report, quoted by Expansión, high-end new-build housing is growing at an unprecedented pace in the capital:

• 176 new-build homes for sale above €2 million, 16% more than a year ago.
• An average price of €17,679/m², up 14% on 2025.
• 72 homes above €5 million (+47% year on year) and, for the first time, a trophy category: 24 properties above €10 million.
• The number of developments on the market rose from 22 to 36 in a single year (+64%).

Beyond Salamanca: the new map of luxury

The Salamanca district remains the leading market with seventeen projects, although its share falls from 55% to 46%. Centro-Justicia is growing fastest (from three to eight developments), and close to 40% of supply is now located in Centro, Chamberí and Chamartín. At the very top of the market, micro-location — the street, the building, the views, the orientation — drives significant differences in value just a few metres apart.

For buyers looking for new-build homes in central Madrid, the trend is clear: full refurbishments of classic buildings that preserve their stately character while adding contemporary design, energy efficiency and premium services.

The two BARNES homes selected by Expansión

Justicia: new-build apartment with balconied living room

In the sought-after Justicia neighbourhood, in the Centro district, this 141 m² apartment sits on the first floor of a fully refurbished building. It offers two bedrooms and two bathrooms, an en-suite principal bedroom with built-in wardrobes and a bright living room with balconies. The project includes premium services and is due for completion at the end of this year. Expansión lists it at €2 million.

General Pardiñas 20: new-build with wellness area in Goya

In the Goya neighbourhood, Salamanca district, General Pardiñas 20 offers 161 m² new-build apartments with three bedrooms (two en suite), three bathrooms, living-dining room, study and balcony. Features include underfloor heating, aerothermal energy and home automation, plus a private wellness area with pool for residents. Expansión lists it at €2 million.

The BARNES view: an increasingly professional market

Who is buying luxury homes in Madrid?

Domestic demand still accounts for around 55% of transactions, but international buyers are gaining ground. As Alvise da Mosto explains in Expansión, Madrid attracts high-net-worth buyers from Latin America, the United States and across Europe, drawn by a combination that is hard to match: legal certainty, international connectivity, quality of life, gastronomy, culture and a first-class property offer.

The challenge, experts agree, is for Madrid to consolidate its place on the international luxury circuit alongside Paris and London: a city in which to build not just an investment, but part of one’s life and long-term wealth.
